Overview
Nuko Planning secured full planning permission for the demolition of existing structures and the erection of a new agricultural storage barn at Woodlands Alpaca Farm, located directly south of Stockport Road. The site, extending to approximately 2,822 sqm, currently accommodates two small barns used for housing up to 16 alpacas.
The proposal sought to consolidate all agricultural maintenance vehicles used in connection with the alpaca farming operation into a single, purpose-built structure. The new barn ensures secure, weather-protected storage in close proximity to the landowner’s primary residence, supporting the long-term efficiency and functionality of the farm.
Challenges
Ecological considerations were central to the planning process. A detailed bat survey was undertaken to assess the potential for nesting within the existing buildings. Fortunately, no active roosts were identified, and it was confirmed that demolition could proceed without ecological harm. As part of the mitigation strategy, the new barn design incorporated structured bat boxes to encourage safe future nesting opportunities.
Outcome
Planning permission was granted with conditions on 21 March 2025. All conditions were successfully discharged on 24 June 2025, allowing for the construction of the new agricultural storage barn to proceed without delay.
