Overview

NUKO Planning provided pre-planning project management and consultancy to support an application in Halton Borough Council for flexible, mixed-use industrial and storage accommodation.  The site is adjacent to the Manchester Ship Canal and sits amongst other business and industrial uses.  The application is centred around an internal access road, and all units are provided with their own service yard and parking.  Ongoing conversations with the Council seek resolution on matters relating to ecology, highways and drainage.

Outcome

In June 2021, NUKO Planning secured permission for the development of 26 flexible light-industrial units totalling 3,152sqm.  The site is located adjacent to the Manchester Ship Canal in Halton on the Manor Park industrial estate.  The the application utilised recent changes to the Use Class order to maximise flexibility of occupation in response to the changing economic landscape of post-COVID 19 recovery.  Working in collaboration with George Calver Architects, RSK (transport), Rachel Hacking Ecology and KRS Environmental, NUKO Planning successfully overcame all material planning considerations.  

 

The scheme was approved unanimously at planning committee, and includes improvements to a nearby nature reserve as part of a Section 106 agreement.
