Overview

Nuko Planning submitted a Certificate of Lawfulness for a proposed glass link structure at Hafod, a two-storey detached dwelling located to the south side of Eden Vale, within the Green Belt in Dormansland. The site is positioned below the level of the adjacent highway and benefits from established landscaping, gated access, and off-street parking. The surrounding area is predominantly residential.

 

The proposal involved the construction of a glass link between the main dwelling and an existing annexe. Importantly, the structure was designed not to physically attach to either building, maintaining a 50cm separation in accordance with the submitted plans. This design approach was critical to ensuring the link qualified under Class E of the General Permitted Development Order.

Challenges

To satisfy permitted development criteria, the design had to maintain a precise 50cm gap between the proposed glass link and both existing buildings. This required careful architectural detailing to ensure structural integrity while achieving compliance.

Outcome

The proposal was confirmed as lawful development on 9 September 2024, allowing the works to proceed under permitted development rights without the need for full planning permission.
