Overview

Nuko Planning completed a Pre-application request for minor residential development at 140 Cherry Lane, Lymm, Warrington. The site, situated on the northern side of Cherry Lane, currently comprises a single-storey mid-20th century dwelling, along with associated garden space, access, and parking. To the rear lies a substantial area of land within the applicant’s ownership. The surrounding context is distinctly rural, characterised by open fields, and the site itself lies within the designated Green Belt.

The proposal seeks to redevelop the front portion of the site, closest to the road, by replacing the existing dwelling with two new residential units. The proposed floor plans have been carefully informed by a detailed massing exercise, ensuring the total volume of the two new dwellings does not exceed that of an extant planning permission, thereby aligning the scheme with Green Belt policy constraints.

Challenges

The primary challenge has been balancing the ambition for two dwellings with Green Belt policy requirements. A detailed volumetric analysis was undertaken to demonstrate that the proposed development remains within the permissible envelope established by the existing approval, thereby reducing the risk of inappropriate development in the Green Belt.

Outcome

Following constructive engagement through the pre-application process, we are now preparing to consider a full planning application. The proposal is being brought forward with a clear understanding of local policy and context, ensuring a well-considered and policy-compliant redevelopment of the site.
