Supporting a client through the pre-application process
Client: JD Developments

Overview
NUKO Planning supported a client through the pre-application process for a site in Warrington Town Centre. The constrained site (currently used as a retail unit with flats above and a small car park to the rear) is ripe for town-centre residential development. NUKO Planning was able to offer the client advise on the appointment of an architect, and tested the planning viability of a car free development with the Council given the central location with good accessibility. Positive feedback was received from the Council and the planning application was secured in September 2022.
We were able to obtain planning for the demolition of the existing building and erection of a replacement retail unit with residential accommodation above and to the rear comprising of 4 studio flats and 4 two bed flats.
NUKO Planning has secured planning permission for town-centre, car-free development on one of the main shopping streets in Warrington. '25 Buttermarket Street' was approved in September 2022 and comprises shop-front retail space as well as nine self-contained units and secure, ground floor outside space. The scheme works creatively to accommodate existing town-centre uses and support the wider regeneration of Warrington Town Centre.
