Overview
Nuko Planning submitted a retrospective full planning application for the change of use of an agricultural storage building to an inert waste sorting and storage unit. The site forms part of Manor Farm, a large landholding and operational agricultural farm. The building in question is a simple grain store, no longer required for its original purpose since 2022.
The proposal presented a practical and sustainable reuse of the structure, enabling a low-impact, fully enclosed recycling operation without the need for any physical alterations. Local Policy makes clear its support for farm and rural economy diversification, on which the application heavily replied; the scheme allows for flexibility, maintaining compatibility with the wider farm setting and retaining the potential for the building to revert to agricultural use in the future.
Challenges
The application followed an enforcement notice and required careful handling through the committee process. We worked to demonstrate that the change of use represented a policy-compliant, environmentally responsible, and locally supported form of development. Emphasis was placed on the economic and sustainability benefits of reusing an existing building, while also ensuring no adverse impacts on the surrounding area.
Outcome
The Local Planning Authority engaged positively with the proposal, collaborating with us to explore appropriate solutions that ensured the scheme met the principles of sustainable development. The committee approved the application unanimously, recognising the positive contribution the use would make to the economic, social, and environmental wellbeing of the area.
