Overview

Nuko Planning submitted a request for Pre-Application Advice for a minor development scheme to remodel and extend an existing detached bungalow, known as Appleton, located within the Dorman’s Park settlement in Tandridge District Council. The site falls within the designated Green Belt.

 

The existing three-bedroom bungalow is situated within a generous 0.36-acre curtilage, with surrounding properties set at a respectful distance in similarly spacious plots. The proposal seeks a sensitive redevelopment of the home through a combination of demolitions and extensions, including a roof extension, single-storey additions to the west, north, and east, and the removal of the existing garage to be replaced with a modest outbuilding. The design aims to deliver a high-quality family dwelling, while remaining respectful of the character and setting of Dorman’s Park. Internally, the layout separates less frequently used rooms to the front, with active living and social spaces positioned to the rear. Externally, the material palette includes red brick and a tiled roof, aligning with the established local vernacular. 

Challenges

The project has undergone several iterations, including the exploration of development options via Permitted Development rights for side and rear extensions to establish a ‘fall back’ position in terms of volume that can be relied on for the pre-app. This phased approach was designed to inform and support a more cohesive, policy-compliant strategy.
