Residential Development

Overview.

NUKO Planning was appointed by the Riverside Estates (NW) Ltd. to offer planning consultant advice on the redevelopment of an astro-turf facility - close to Warrington Bank Quays Station - to deliver five three-storey, three-bedroom townhouses (use C3) with associated private amenity, on-site car parking, landscaping, refuse storage and cycle storage.  

 

The application included the partial demolition of an existing single story commercial building within the applicant’s ownership to facilitate vehicular access to and from the site. The scheme will bring forward five much needed family homes within the borough, and serve to stimulate local economic activity in place of a currently under-utilised and non-viable private sports facility.

Challenges.

The application followed two previous iterations dating from 2017 and 2018, both of which were met with resistance from the Council’s Highways department.  A planning appeal then followed, which was narrowly dismissed by the Inspector.  This did not deter the design team.

Outcome.

After further negotiations and a highways redesign, NUKO Planning successfully coordinated an agreeable outcome the their client, and secured planning permission in October 2020.
